New Start or Spec Home

Your first step is to decide if you want to build a new home from scratch or to select a builder's Spec Home. A Spec Home is a house that the builder has started constructing prior to having a buyer. Many successful builders will have an inventory of Spec Homes in various phases of construction. There are advantages and disadvantages to each choice.

On the plus side, many times the builder will include options in a Spec Home at a reduced cost or even at no additional cost. Many Spec Homes have special incentive pricing also. This is especially prevalent when the house is completed and no buyer has been found. The builder may offer the house at a special price just to "clear the inventory" Another plus is that settlement will normally be faster, as the construction has already begun and the builder has the Spec Home "in the schedule"

On the down side, while a spec home offers you the choice of selecting floor coverings, you may not be able to select your kitchen cabinets, siding or roofing colors. This will depend on how much of the house has been completed. Optional items and upgrades may not be available in a Spec Home after construction has begun.

A New Start is a house that you control the selections from beginning to end. You select the lot, all the colors, siding, roofing and any options you wish to install. This allows you to custom build your dream home with exactly the amenities you desire.

As you can see, there are advantages and disadvantages to each.
