Settlement Procedures

You and the seller have reached an agreement, now what? Here is where your agent's support staff takes over. They will need to arrange an appraisal, schedule inspections and follow through on the details prior to closing. Your agent's support staff will conduct most of these functions, however your agent needs to keep you abreast of all developments throughout the process. Typical timeframes from acceptance of the offer until closing are between 30 and 60 days. During this time the property is considered "Under Contract" and removed from the MLS. When all the contingencies have been met, your agent will schedule a settlement date and time. It is at this point that you will take possession of your new home.
