Before
your sign goes up, or any marketing begins, you must prepare your
home for the marketing process. Your first step is to evaluate your
property. This sounds silly but have a friend come over and inspect
your home for defects. Items to consider include items such
as burned out light bulbs, carpet stains or areas that need touch
up paint. Often times we as homeowners will become accustomed to these
defects and not even realize they exist, but buyers will.

Another
item often overlooked in the selling process is to fail to understand
the selling documents in advance. Ask your Realtor for a copy of the
Agreement of Sale before your home goes on the market. Your Realtor
should discuss the aspects of the Agreement before an offer is received.
This will allow you to make rational decisions before the "pressure"
